What are the nuances/obstacles of developing and financing senior living? Local to Austin; what has the growth been over the last five years? Next two to five years? Suburban vs. urban? IL, AL, MC? Any national trends that are different compared to Austin? Who/What/How big is the investment and debt market for senior living?


John L. Sweeny, Jr., Managing Director Acquisitions, Virtus Real Estate Capital

John is responsible for the firm’s Healthcare investing efforts, including Senior Living, Medical Office, and other ancillary healthcare service properties. He is responsible for developing investment strategy, sourcing operating partners and investment opportunities, and overseeing all aspects of underwriting, due diligence, investment structuring, closings, and dispositions. Prior to joining Virtus, Mr. Sweeny spent seven years at Arcapita, an international private equity firm focused on originating, structuring, executing, and managing institutional U.S. real estate investments, including 74 senior living assets. Prior to that, Mr. Sweeny worked in the real estate investment banking group at Wachovia Securities in New York City and in their corporate and investment banking group in Charlotte, NC. Throughout his career, Mr. Sweeny has advised, structured, or arranged financing on over $9.0 billion worth of real estate transactions. John is a member of the Executive Board of American Seniors Housing Association and a former member of the Board of Directors of Senior Citizens Services of Atlanta (a.k.a. Meals on Wheels Atlanta).Mr. Sweeny holds a B.S. in Political Science from the College of Charleston and an M.B.A. from the University of North Carolina (at Chapel Hill) Kenan-Flagler Business School.

Julie Ferguson, Senior Vice President and Sector Leader Senior Living, Ryan Companies

Julie has over 20 years of real estate experience in development, acquisition, fundraising, and brokerage. She has over 15 years of senior living experience. She has developed and acquired over $650M worth of senior living throughout the country. Julie is responsible for the strategy and operation of the senior living sector at Ryan Companies; including investments, development and asset management. She previously served as Director at Titan Development. In her role at Titan she was an integral member of the team that formed and launched the Titan Development Real Estate Fund, raising $112M in private equity investment for senior living, self-storage, multi-family and industrial projects. Julie was also responsible for deploying over $49.4M of capital in senior housing projects, creating and implementing the Investment Committee’s review process for all asset types and developing their overall senior housing strategy.

Curtis King, CFA; Senior Vice President, HJ Sims

Curtis is responsible for originating, structuring and executing on the firm’s proprietary senior living and skilled nursing investments. In his career at HJ Sims, Curtis King has worked on more than 80 equity and subordinate debt investments. His experience includes investments in rental independent, assisted living and memory care communities, skilled nursing facilities and entry fee continuing care retirement communities. He also advises clients on structuring, analyzing and valuing new acquisition, refinancing and development opportunities. Curtis joined HJ Sims in 2007. He earned his Bachelor of Science degree with concentrations in Finance and Economics from Boston College. Curtis is a CFA Charter holder and is currently a member of the CFA Institute.
